Ziegler and LeadingAge are pleased to bring you the 21st Annual LeadingAge Ziegler 200 (LZ 200) report. The report is a ranking and analysis of the nation’s 200 largest not-for-profit senior living organizations across the country as of December 31, 2023. This year’s report represents more than 300,000 market-rate units and nearly 1,600 market-rate communities across the country. The report also highlights the largest single-site providers, the largest providers of Affordable Housing for seniors and the providers who are providing sizeable management services to other senior living & care communities.

Each year, we strive to stay on top of the latest trends impacting not-for-profit senior living & care providers. This year’s publication continues to include the core sections with the number of units and communities, but also reveals insight into additional trends in home and-community-based services, third-party management, rental Life Plan Communities (LPCs), technology adoption, joint ventures and future growth plans, to name a few. As has been observed across the past several years, today’s not-for-profit senior living & care providers are primarily growing through unit expansion and affiliation or acquisition activity.
